Joan Sato is a marketing, business development and real estate advisor to primarily business owners and contractor clients in Hawaii.
For the past seven years, she traveled extensively to 17 cities in 15 countries to meet foreign developers, investors, government officials and real estate experts and to introduce the latest trends to her clients, other developers, contractors and business owners in Hawaii. Those trends include:
• Innovative architecture & design
• New materials & construction trends
• Sources of direct investment
• Public-Private Partnership projects (PPP/3P, BOT)
Ms. Sato is currently working closely with the President of Treasure Dragon Corp., an award-winning residential developer in Taiwan to create strategies for Affordable Housing for Millennials due to the country’s need for 80,000 and 200,000 units in the next 4 and 8 years.
As the Secretary-General for the Asia-Pacific Region of the International Real Estate Federation since 2016, Ms. Sato has developed professional and close personal relationships with industry and government leaders in:

Ms. Sato relied on her International relationships, excellent networking and event planning skills as the Chairperson and sponsor of Hawaii’s 1st Asia-Pacific Summit on Transit Oriented Development (TOD) and Affordable Housing for local City and State officials, construction and real estate leaders. Speakers from Singapore, Japan, Taiwan, Indonesia, Malaysia, Australia, Korea, the Philippines and New York discussed current market and investment trends in their respective countries.

The year before, Ms. Sato introduced Hawaii’s business community to the newest trend among China’s wealthy: “The Art of Tea-Pairing.” She was the Chairperson and primary sponsor to bring award-winning Tea Master Lau from Hong Kong to teach his Tea Seminar and Tea-Pairing system at a lavish dinner for 100 VIP members of the Chinese Chamber of Commerce of Hawaii, local bank and corporate executives. Every year since, the Chinese Chamber of Commerce of Hawaii has featured Tea-Pairing at their annual Mid-Autumn Moon Festival.
Ms. Sato’s earliest real estate marketing and project sales experience came when asked by a visionary developer of numerous residential communities to be on a team of three to create an agent sales training program for his master-planned mixed-use luxury resort/residential/commercial/retail project for predominantly international buyers. The comprehensive group sales presentation system included everything from the initial greeting and introduction to contract signing and follow-up. The first phase of the Luxury Project sold out in only a few months, well ahead of schedule.
Joan Sato became the Marketing Director for a commercial painting/drywall company when she was appointed to the Board of Directors of the Hawaii Society of Hospital Engineers. She maintained her ties with Hawaii’s Construction Industry and later developed relationships with government officials as a member of the Building Industry Association’s (BIA-Hawaii), Government Relations Committee.
Joan Sato brings over 30 years of marketing and sales training experience:
- Implemented national marketing efforts for a Hawaii-based safety equipment manufacturer, generating numerous US & International military sales contracts.
- Winning production awards while leading local sales trainings for a manufacturer of “green” consumer goods.
- Facilitated Leadership & Communication Seminars and sales presentations to groups of local professionals ranging up to 500, increasing attendance by over 100%
Ms. Sato received her Bachelor of Science degree from University of Hawaii. She is a licensed REALTOR® with Kang Realty LLC.
